What the handover record can cover

Keys & access items

Keys, remotes, access cards, gate controls or other physical access items represented as part of the handover.

Property documents

The transaction / property records the buyer’s lawyer or agreed checklist says should be handed over or retained after registration.

Fixtures & inclusions

Items agreed to remain with the property are checked against the transaction record rather than left to memory.

Meter / utility information

Available meter references, readings, bills or account details needed for later ownership / service follow-up where relevant.

Condition at handover

Visible property condition, outstanding defects or agreed completion items can be documented without turning the handover into engineering certification.

Pending tasks

Anything still outstanding—documents, repairs, record updates, utility transfers or other agreed actions—receives an owner and next step.

    The checklist starts from the actual transaction: agreed inclusions, property type, buyer use and any pending condition carried forward from registration.

    Keys, agreed items, accessible condition and other practical handover points are recorded so the buyer has a durable reference.

    Separate received from pending

    Documents, access items, repairs, utility information or other follow-up tasks are marked as complete or outstanding instead of being assumed finished.

Post-purchase does not mean unlimited scope

Follow-up tasks should be named, assigned and finite.

Some buyers need additional practical coordination after registration. That work should be explicitly agreed rather than implied by the phrase “end to end”.

Record-update follow-up

Mutation / revenue / municipal record changes are separate processes and should be handled through the responsible authority / professional where applicable.

Utility / service transfer

Electricity, water, association or other service-account changes may require separate provider-specific processes and are included only where agreed.

Repair / snag follow-up

Outstanding physical items can be tracked as coordination tasks, but technical certification or contractor responsibility remains separate.

Remote-owner setup

For a buyer who will not occupy the property immediately, agreed practical setup tasks can be organised without implying ongoing property-management services.

Service boundaries

Handover coordination is not long-term property management.

The distinction protects both the buyer and the scope of the concierge engagement.

Not ongoing property management

Handover coordination does not automatically include caretaking, tenancy management, recurring maintenance or long-term property management.

Not technical certification

Visible condition and snag items can be documented; engineering or structural conclusions remain specialist work.

Not automatic record mutation

Registration does not mean every revenue, municipal, utility or association record has already been updated. Follow-up is separate and scope-specific.

No invented completion promise

Aadhan tracks agreed tasks within scope but does not guarantee that third parties, authorities or service providers complete them by a particular date.
